The improper maintenance of the electrical system in a house will pose safety hazards. This makes it mandatory to do get a home inspection done if you are going to buy a new house or if it has been a long time since you conducted your last inspection. In order to do an inspection on your own, you must have a excellent understanding of the home inspection standards in your local area.

In many cases, the home buyers will be clueless about the standards of the house they are going to buy. Licensed home inspectors who are qualified for the job will perform the inspection and issues the report. In our area, the certified New Jersey home inspector prepares the report on various aspects of the building, conforming to the needs of the buyers. This helps the prospective buyers to finalize the deal and procure the property if the safety standards are confirmed in the report.

Once we hired a NJ home inspector from a reputed company. We liked the way he conducted our home inspection, especially the electrical check up. As the company does not work for any banks and only for the customers, the inspectors have an elaborate checklist which they follow scrupulously. We have been using the same checklist for years to find out serious hurts to our property.

The New Jersey home inspector started by examining the service entry cables, the main electrical panel and the subpanels and even checked their interior components. This included the compatibility and size of the material used for service and feeder cables. Along with that, the fuse size and wire size were compared to see the ampacity and checking was performed for double tap.

The next step was to examine for the proper building service grounding and the wiring of the primary electrical distribution system. The termination connections of the grounding conductor were examined and the NJ home inspector looked for hurts or corrosion of the conductor. It is advisable to use a conduit to protect the conductor from hurts. The inspection continued further with the checking of faults in the over-current protection devices. Also, he tested to see if the ampacity of the devices are compatible with the connected wiring.

The examination even included the switch, lighting fixture and receptacle in each room and those located outside. We were pleased to see the NJ home inspector scrutinizing the ground fault circuit interrupters that offer protection from electric shocks.

The New Jersey home inspector told that it is their routine to check the defects all over the wiring that exists in the building. He looked for the knob and tube, branch circuit wiring and also the presence of aluminum branch circuit wiring. It appeared that these people would find even the least fault in the wiring system. Defects often encountered include uncovered junction boxes, splices and the use of extension cords to make up for permanent wiring.

The NJ home inspector reported all his findings and made some suggestions based on his observations. In addition to these, he advised in-depth checking of the wiring in some areas where he suspected defects. He suggested that corrective measures must be adopted soon to prevent any untoward incidents and to make the home safe. Even though we have our limitations in doing a home inspection, the checklist helps us to find the major faults.
